    I feel it's time both Sellers and Buyers in our Shenandoah Valley realize the real estate market here is NOT all that bad.  Homes ARE selling.  Pricing is key.

    So much of the news we're seeing and hearing is related to larger markets, i.e. California, the east and west Coast (beachfronts), as well as large cities.  These markets tend to do worse than we do in most situations.

    Our area normally has hiccups along the way.  While some of these other areas tend to have a more noticable up and down swing.

    Yes, things are a bit slower than they were a couple years ago.  But, if you think back to that time you'll remember it was a "feeding frinzie".  In 2005 and part of 2006 people were paying MORE than list price in hopes of getting a contract accepted.  Homes were selling within 30-60 days.  Now the homes WILL sell if they're priced right, but it might take a more "normal" time to sell.  Normal meaning 6-9 months. 

    In the late 90's and early in 2000 and 2001 listing agreements were signed for a period of 365 days.  That's what used to be considered normal.  Then we went into that feeding frinzie, and listing agreements were shortened to 4-6 months.  So don't worry....if you're considering buying or selling, call today. 8:37:08 AM;  Monday, October 15, 2007
