    Sellers, listen up....PRICING IS KEY to getting your home SOLD.  I can't say it enough.  In today's market, with the inventory high, Sellers MUST be cautious in their pricing.

    Buyers have more inventory to choose from than they've had in several months.  Because of that, they're becoming more critical of little items in a home.

    If you're a Seller who's home is on the market and it's not getting much action, you're probably wondering what's wrong.  First thing to consider is price.  Do you have your home priced so you can negotiate, or sell?  How does your home compare to similar homes currently listed?      DON'T price your home at a price you NEED to move forward!  Buyers won't care what you need.  They're more concerned (as are the banks and appraisers) with what the home is worth.  And, a home is only worth what a buyer will pay for it.

    Don't price your home thinking you can negotiate the price, once an offer is made.  THAT OFFER MAY NEVER BE MADE!  Buyers might feel they would offend you if they made a "reasonable" offer on your home.  Price it reasonably to begin with!

    Does your home have more, or less, to offer?  Are there items that need to be repaired, repainted, replaced?  DON'T wait for buyers to make negative comments before you take the initiative and to make those repairs....do them NOW!

    Buyers:  My advice to you is, if you see a home you like, make an offer.  You can't get something if you never ask.
